You Can Buy a Home Within Walking Distance of Austin’s Formula 1 Grand Prix Track for as Little as $330K

Nearly 400,000 fans are predicted to attend this weekend's United States Grand Prix at the Circuit of the Americas in Austin, TX, flooding the city's hotels, motels, and short-term rentals in the process.

Formula 1 fandom in the U.S. has reached fever pitch—and that trend only looks set to continue, with AppleTV announcing shortly before the start of the Texas event that it has secured the exclusive American broadcast rights for the sport in a five-year deal that is reportedly worth $160 million per year, according to ESPN.

Hours after that announcement was made Oct. 17, the action in Austin kicked off, when the drivers took part in the first practice round of the weekend, before heading straight into sprint qualifying.

That action continues with the sprint race Saturday, with the grand prix race Sunday at 2 p.m. local time.

There are now only five drivers still in contention for the championship title—McLaren drivers Oscar Piastri and Lando Norris, Mercedes' George Russell, Ferrari star Charles Leclerc, and Red Bull's reigning champion, Max Verstappen.

Still, with Kygo, Garth Brooks, and Turnpike Troubadours all set to take to the event stage, the race is expected to be one of the most exciting of the Formula 1 season.

It will also be one of the most lucrative for the local economy—with thousands of Formula 1 fans descending on Austin for the occasion, driving up demand for hotels and short-term rentals, with one property located within two miles of the track currently renting for more than $1,000 a night.

However, there are also several properties located within walking distance of the Circuit of the Americas currently listed for sale—providing an alluring opportunity for any buyers who are on the lookout for a lucrative investment.

Situated in the Stoney Chase Community, the new-construction properties are among some of the closest to the actual track and would no doubt be lucrative as short-term rentals when the race rolls round each year.

The private community with walking paths will feature a swimming pool, basketball court, playground, and park when it is complete.
