Wayne, NJ Homeowners Can Expect a Warm and Dry Fall, Says The Old Farmer’s Almanac

This autumn in Wayne, NJ, homeowners should prepare for a season that is both warmer and drier than usual.

The Old Farmer’s Almanac has released its Fall 2025 Weather Predictions, and while much of the U.S. braces for cooler temperatures, New Jersey is set to buck the trend.

But it's not just the temps that are staying warm—Wayne has earned national attention on the Realtor.com®  list of 2025 Hottest ZIP Codes, making it one of the hottest housing market.

A cooler East Coast, but warmth for the Garden State

According to the Almanac, the Northeast region overall will trend cooler and drier than normal this fall, with September averaging 59°F—two degrees below normal—and October averaging 46°F, three degrees below normal. However, New Jersey specifically is forecasted to see a warmer and drier season. The state’s outlook calls for higher-than-usual temperatures alongside below-average rainfall.

That means Wayne residents can expect a blend of sunny stretches with scattered showers, along with a mild, extended transition from summer into autumn. While that may mean less of the crisp fall chill many anticipate, it could offer more outdoor weekends to enjoy foliage before winter sets in.

Nationally, most of the western half of the U.S. will also be warmer than average, while areas like the Upper Midwest and Appalachians will trend cooler. Rainfall is projected to be below average across much of the country, from California to Florida, with the exception of the Pacific Northwest and High Plains.

Wayne shines as one of America’s hottest ZIP codes

Weather aside, Wayne’s housing market is heating up. The Realtor.com Hottest ZIP Codes 2025 report ranked Wayne’s 07470 among the top 10 in the nation. Homes in the township attracted 3.3× more views per property than the U.S. average and sold about a month faster than typical listings nationwide.

In June 2025, Wayne’s median listing price was $664,000, nearly $223K above the national median of $441,000. Still, that figure sits 12.8% below the New York metro’s median of $787,000, highlighting Wayne’s relative value for buyers seeking suburban comfort without Manhattan prices.

This year’s hottest ZIPs leaned toward older, established buyers with strong credit and higher down payments than the national norm. The typical household income in these neighborhoods reached $114,000, well above the U.S. average of $79,000.

Other nearby ZIPs earning a spot on the top 50 list included Marlton, NJ (08053) at #2, and Trenton, NJ (08619) at #41. Together, they reflect a strong showing for New Jersey housing markets, where suburban hubs continue to pull in big-city buyers in search of more space, convenience, and lifestyle appeal.

Smart September home prep for Wayne homeowners

With a warm, dry fall ahead and an increasingly competitive housing market, homeowners in Wayne can take advantage of early autumn to safeguard their properties and boost curb appeal. September is an ideal time to:

  • Check walkways for cracks. “Fix walkway and entryway areas before slippery weather can cause a tripping or falling accident,” advises Ryan Williams, general manager of 128 Plumbing, Heating, Cooling & Electric.
  • Clean siding. After summer humidity, Chris Granger of Sears Home Services notes that siding can show mildew or dirt. A good pressure wash can refresh curb appeal and uncover hidden issues.
  • Sweep the chimney. Even if warmer days linger, cooler nights will arrive. “Built-up soot in your chimney can increase your risk of a chimney fire,” warns Lindsey Pasieka of ConsumerSafety.org.
  • Change HVAC filters. Dirty filters reduce efficiency and can damage systems over time. Granger recommends replacing them monthly to keep bills in check.
