Sean Hannity Lists His Manalapan Mansion for $45 Million—Just 1 Year After He Bought It for Almost Half That Price
Fox News host Sean Hannity has put his extraordinary waterfront mansion in Florida on the market for $44.9 million—almost double the price he paid for the luxury dwelling just over one year ago.
Hannity, 64, snapped up the eight-bedroom Manalapan dwelling, which sits on an exclusive road known as Billionaires Row, for $23.5 million at the end of November 2024 and just a few months later toyed with the idea of using it as a luxury rental, offering it up as a long-term lease for $130,000 a month.
However, he has now decided to offload the enormous abode altogether, putting it on the market for a very elevated price in a clear indication of Manalapan's increasing allure as a stronghold for the country's wealthiest and most privileged.
Per the listing, the property—which Hannity purchased via a trust linked to his longtime financial advisor—is one of fewer than 60 homes in Manalapan that offer "private frontage on both the Atlantic Ocean and the Intracoastal Waterway."
Perched on a plum 1.86-acre plot, the 13,000-square-foot mansion offers what the listing describes as "unparalleled scale, serenity, and architectural presence."




The main dwelling on the property features seven bedrooms and nine bathrooms, while a detached one-bedroom guest cottage on the ocean's edge provides the perfect place to house visitors who require more privacy.
While Hannity has upped the price on the property significantly since he purchased it in November last year, he is throwing in all of the furniture that currently occupies the dwelling, with the listing indicating that it is being sold with all of the current pieces included.
However, the true showpiece of the dwelling is undoubtedly its outdoor offerings, which including lush landscaping, a private dock, for "effortless boating access," and a beautiful pool that flows under the outdoor terrace, creating a grotto-style retreat.
"Crafted for discerning buyers seeking privacy, acreage, and generational quality, this is a rare opportunity to secure a world-class Manalapan estate with scale, infrastructure, and dual-waterfront living that cannot be replicated today," the listing notes.
Thanks to its position in between the ocean and the intracoastal waterway, the dwelling also boasts water views from almost every room, with enormous windows and soaring ceilings helping to maximize the extraordinary vistas.
Several of the main living spaces and bedroom suites boast walls of glass that open up to the outdoors, with the primary suite featuring a private balcony that overlooks the water and comes complete with its own outdoor seating area.
Though the property was originally built in 1990, it has also undergone extensive updates since then, with Hannity's June rental listing indicating that it had been outfitted with brand-new flooring, redesigned bathrooms, a reimagined primary wine, a climate-controlled wine room, and a smart home system."
"A new seawall, large dock with ocean access, and beautifully landscaped grounds enhance this one-of-a-kind property," the description added.
Should Hannity achieve his asking price for the property, he will earn more than $20 million in profit—yet another clear sign of Manalapan's status as one of America's most affluent enclaves.




Over the past few years, homes in the exclusive community have soared in price, with some hitting the market for as much as five times their previous sale prices, including one property that listed in September for $134 million, 12 years after it sold for less than a fifth of that.
Speaking to Realtor.com® in October, local agent Antonio Liguori explained why Manalapan has become so popular among the 1%, revealing: "It is arguably one of the most exclusive and private communities in the country, perhaps even more so than Palm Beach."
"The people who buy in Manalapan can buy anywhere in the world," local agent Nick Malinosky, of The Exclusive Group at Douglas Elliman, added. "These are the who's who of billionaire clients. It's not like Manalapan was their second choice."
It's unclear whether Hannity purchased his mansion on Manalapan as an investment opportunity; however, his decision to buy the dwelling via a trust, rather than in his own name, suggests that it may have been viewed very much as a business venture instead of a primary residence.
The property's listing, which went live on Dec. 23, comes three months after it was revealed that Hannity is currently working to turn two adjacent townhomes in nearby Palm Beach into a beautiful waterfront mansion.
Hannity, who stars on his own self-titled show on Fox News and hosts a radio show, bought the properties in two separate deals—purchasing the first townhome for $5.3 million in April 2021, according to records.
He then snapped up the home next door to his existing house for the much higher price of $14.9 million in January, one year after announcing that he had relocated from New York to "the free state of Florida" full time.
"I’ve been threatening now to do this for quite a while," he said in a January 2024 radio show, "but we are now beginning our first broadcast from my new home and that is in the free state of Florida. I am out. I am done. I’m finished.
"Finally, for the first time that I can think of in my adult life, I actually have representatives in the state that I’m living in that share my values.




"Like so many Americans, I left New York for good and am now in the state with, let’s see: warmer weather, law and order, better education, more freedom, better quality of life—and guess what? No state income tax."
Now, it appears Hannity is taking significant steps to carve out the perfect haven for himself—and fiancée Ainsley Earhardt—in the Sunshine State, having had his plans to combine his two dwellings into one luxurious abode approved by the Palm Beach Architectural Commission.
As part of the work, the Fox News host will combine the two existing outdoor patio and pool areas, relocating a wall that currently separates them, while removing one of the swimming pools.
The remaining pool will then be reworked and several new features will be added to the enlarged outdoor entertaining space, including an external kitchen and a shower.
Both homes already boast direct access to the beach via their own set of outdoor stairs that lead down to the sand from the backyard and pool areas.
Hannity has also received permission for a "unity of title," which will see the two residences fall under the same address.
Interior renovations began in July, according to a notice of commencement seen by Realtor.com—with expansion plans for both properties already approved by the Architectural Commission, including the installation of additions on each of the structures.
It is not known when the work is completed, or whether Hannity is residing in either of the properties while construction is carried out.
However, given his decision to list his Manalapan home, it may well be that construction on his Palm Beach properties has either come to an end or is reaching its conclusion.
