Georgia Compound Dotted With Dome Home, Tiny Houses, and ‘Buried Bus’ Storm Shelter Hits the Market for $429K
A 2.92-acre wooded lot dotted with tiny houses, a dome home, bathhouse, and buried bus that was designed to serve as a storm shelter has just hit the market in Georgia for $429,000.
Designed as a "sanctuary for creativity, healing, and intentional living," the unique Rising Fawn property could be used as a legacy compound, rental property, or even corporate retreat.
The seller has certainly proven just how much potential the property boasts, having purchased it for just $43,777 in September 2022—then added almost all of the unique structures that could now help the compound to sell for almost 10 times the price they paid.
"When the seller bought it, her idea was to create a community for artists to visit as a respite for them," said listing agent Kim Lee Bryant (Tucker) of Keller Williams Realty.
"The property has an upper and lower portion. The lower portion only had the frame of a tiny home when she bought it, and it also had a county-approved outhouse with electricity and running water.



"She added the second tiny home and a pavilion for people to gather on the lower level and the dome, bathhouse, and community building on the upper level."
Bryant said the seller used the upper portion as her primary residence while the two lower-level residences were used as income-generating investments.
"She preferred renting the two units long term, which were used by business professionals who worked in the area," she said. "It's such a beautiful property with a newer septic system and updated electrical. The seller has done so much work to it."
The structures found on the upper level portion of the property include a custom 20-foot circular geometric dome home connected to a detached bathhouse by an enormous deck, as well as a "community building."
"It's a quirky property but really cool and a lot of fun," Bryant said. "The bath house has a dressing room and a clawfoot tub right by this huge window that is so relaxing."

"The seller is an artist, so the unfinished building was going to be used as a studio," Bryant noted. "She also hosted yoga retreats on property, so there are a lot of potential different uses."

"The property is buildable," she added. "I also had an investor look at it with some interest in building a treehouse-type structure on property."
Rising Fawn is ideally situated about 30 minutes southwest of Chattanooga, TN.
"It's also located near Cloudland Canyon State Park that has waterfalls and hikes," Bryant said. "There is also a stream nearby that the seller kayaked on."
Bryant said most of the people who have looked at the property are investors seeking to use it as a rental, which would be an ideal use.
"I had a couple of churches looking to use it as a retreat center as well," she said. "It could also be used as an art center or an event venue. It's going to take some time to find the right buyer, but it's a great property."
