New England braces for a traditional Fall
The Almanac forecasts that the Northeast will see cooler and drier-than-normal conditions this season. September will average 59°F, about two degrees below normal, with 3.5 inches of rain. October will average 46°F, three degrees below normal, with just 2.5 inches of rainfall.
Rhode Island specifically is expected to have a warm and dry fall. While the broader Northeast trends cooler, Cumberland may see slightly warmer-than-average spells alongside reduced rainfall.
Across the country, much of the western U.S. is expected to see warmer-than-average conditions, while regions like the Upper Midwest and Appalachians trend cooler. Rainfall will likely be below normal from California to Florida, with the Pacific Northwest and High Plains standing out as exceptions.
Cumberland ranks #8 on the hottest ZIP codes list
The Realtor.com Hottest ZIP Codes 2025 report ranked Cumberland’s 02864 at #8 nationwide, reflecting strong buyer demand. Homes here received 3.6× more views than the U.S. average and sold in just 26 days.
In June 2025, Cumberland’s median listing price was $534,000, slightly above the national median of $441,000, but still below the Providence metro’s $600,000 median. Buyers are finding relative value in this suburban market while staying close to metro job centers.
Other New England markets making the top 10 include Beverly, MA (01915) at #1, Leominster, MA (01453) at #3, and Trumbull, CT (06611) at #7. Together, they highlight the Northeast’s continued dominance in buyer demand.
