Alamo, CA Homeowners Can Expect a Cool and Dry Fall, Says The Old Farmer’s Almanac

The Old Farmer’s Almanac has issued its Fall 2025 forecast, and California is heading into a split season: warmer and drier in the north, cooler and drier in the south.

For Alamo, which is in the Bay Area, that means a mild, dry autumn with plenty of sunshine. Just the sort of fall you would expect on the West Coast anyway!

At the same time, Alamo has made national housing headlines, ranking among the Realtor.com® 2025 Hottest ZIP Codes, underscoring its appeal in one of the country’s most competitive real estate regions.

California forecast: mild, sunny, and dry

The Almanac’s state-by-state breakdown predicts California will be “cool and dry in the south, warm and dry in the north”.

In the Pacific Southwest regional forecast, September will average 72.5°F, trending warmer in the north and cooler in the south, with virtually no rain—just 0.1 inches. October will average 67°F, about 1° above normal, with 0.2 inches of rain, slightly below normal. Expect dry skies, plenty of sun, and a warm finish to the season.

This outlook aligns with much of the western U.S., where warmer, drier conditions will dominate, in contrast to the Northeast and Midwest, which will be cooler and wetter.

Alamo joins America’s hottest housing markets

Alamo’s real estate market is commanding attention nationwide. ZIP code 94507 ranked No. 50 on the Realtor.com Hottest ZIP Codes of 2025 list. Homes here had a staggering median list price of $2.99 million—the most expensive price point by an incredibly wide margin—while also drawing in 2.6× more views per property than the national average. Most homes sold in just 31 days.

While markets in the Northeast and Midwest dominated the list overall, Alamo’s inclusion highlights the Bay Area’s enduring housing demand. While many U.S. buyers are prioritizing affordability, Alamo’s ranking reflects high-income demand for suburban luxury living within reach of San Francisco’s economic hub.

September checklist for new and old homeowners

Even with a mild, dry fall ahead, September is an ideal time for Alamo homeowners to prepare their properties. The Realtor.com September home maintenance checklist offers timely tips to make sure the investment made in your home remains a good one.

Ryan Williams, general manager of 128 Plumbing, Heating, Cooling & Electric, recommends addressing outdoor surfaces. “Fix walkway and entryway areas before slippery weather can cause a tripping or falling accident,” he says.

Chris Granger, vice president of Sears Home Services, suggests cleaning and inspecting siding after summer heat. “September is a great time to use a pressure washer to clean it up—and inspect for more serious problems before winter comes,” he adds.

Other helpful to-dos include sealing windows to improve energy efficiency, sweeping chimneys before first use, and swapping HVAC filters for cleaner indoor air.
